Best DMV Listings with Price Drops and This Week's Market

It's an exciting week in the DC metro market as we're continuing to see an adjusting market with inventory rising and 39% of active listings dropping prices. Overall at less than 2 months of inventory and an average of 15 days on market, we're still in a sellers' market but shifts continue in the buyers' direction. Buyer activity has recently increased as we saw a significant rise of 8% week over week in new purchase contracts and a 13% increase in showings over the prior week. Showings are a leading indicator and likely predictor of future contracts so this is good news for sellers and the market in general as buyers seem to be getting off the fence. Perhaps the CPI numbers convinced everyone that rates will continue to rise and now's the time to lock in and buy rather than wait.
